PPC Group and real estate developer Dimand have formalized their partnership for the development of one of Athens‘ largest sustainable office projects, establishing a 50:50 joint venture to deliver a next-generation bioclimatic business campus with a total investment of approximately €176 million.
The newly established company, Powerhub Properties, will oversee the development and long-term operation of the project after assuming PPC’s long-term lease rights for the former Plessas military camp site at 211 Mesogeion Avenue in Athens.
Construction has already begun on the campus, which will offer approximately 29,900 square metres of office space, complemented by nearly 29,000 square metres of underground facilities.
The three underground levels will accommodate more than 600 parking spaces, with charging infrastructure planned for half of them, allowing vehicle circulation and parking to be managed entirely within the site.
The complex has been designed with particular attention to its integration into the surrounding residential area. The buildings will not exceed 19.5 metres in height, a decision intended to preserve the neighbourhood’s urban scale.
Environmental performance is a central feature of the development
Most of the 18.8-acre site will remain open, while all existing mature trees from the former military camp will be preserved. The project also includes approximately 7,800 square metres of landscaped green areas with water features, alongside a 3,700-square-metre rooftop garden that will further enhance the site’s environmental footprint.
The campus will incorporate geothermal heat pump technology, around 750 photovoltaic panels, and underground rainwater harvesting systems that will provide autonomous irrigation for the landscaped areas.
The development is targeting LEED Platinum and WELL Platinum certifications, two of the highest internationally recognised standards for sustainable and healthy buildings.
