Dimand Real Estate has formally partnered with Hilton to operate the hospitality component of the landmark FIX redevelopment in Thessaloniki, marking the international hotel group’s return to northern Greece through a 25-year management agreement.

The agreement covers the hotel facilities being developed within the former FIX brewery complex, a flagship €250 million mixed-use project that is expected to reshape Thessaloniki’s western gateway.

Hilton returns to Thessaloniki

“It is particularly important for us that Hilton selected the FIX project as the vehicle for its return to Thessaloniki and northern Greece,” said Dimitris Andriopoulos, Chief Executive Officer of Dimand.

The hotel will operate under the name Hilton Thessaloniki, becoming one of the city’s few internationally branded hotels. According to Andriopoulos, only seven out of approximately 150 hotels in Thessaloniki currently operate under international hotel brands, representing just 5% of the local market.

The mixed-use development will also serve nearby corporate offices, including four major banks and Coca-Cola, whose combined workforce of around 1,500 employees will gain access to new conference, dining and event facilities.

Two hotels with 184 rooms

The hospitality component will comprise 184 rooms and suites across two separate buildings. The primary hotel will occupy a newly constructed 11,250-square-meter building, housing 153 rooms.

An additional 32 rooms will be developed within one of the site’s preserved heritage buildings, covering approximately 7,000 square meters. The restored structure will also accommodate a 600-square-meter wellness center, restaurants, a microbrewery, conference facilities and event spaces.

Residential component already attracting buyers

Alongside the hotel, the project will include an 8,850-square-meter residential development comprising 96 apartments spread across nine floors, supported by 146 parking spaces. Residential prices average around €7,000 per square meter, ranging from approximately €5,500 to €10,000 per square meter for premium residences.

Prices will start at roughly €300,000 for one-bedroom apartments, while penthouses will reach €2.5 million. Dimand has already pre-sold the first 10 apartments, all to buyers from Thessaloniki, with the next sales phase targeting Greeks living abroad as well as international purchasers.

Heritage buildings to become cultural destinations

One of the preserved complexes, acquired by Greece’s Ministry of Culture in August, will become a new cultural hub housing MOMus – Museum of Modern Art, including the internationally renowned Costakis Collection, considered one of the world’s most significant collections of Russian avant-garde art.

The collection comprises 1,277 works, including paintings, drawings, ceramics and sculptures. The same complex will also host the State Orchestra of Thessaloniki and the State Conservatory, strengthening the project’s cultural dimension.

Another preserved building, designed in 1959 by celebrated Greek architect Takis Zenetos, will be transformed into a gastronomy and events venue featuring two to four restaurants. Historic industrial machinery and steel structures will be preserved as architectural features, with additional equipment displayed in a dedicated exhibition space.
