Demand for affordable housing in Greece is significantly outstripping available supply, particularly in the rental market, according to a new analysis by property platform Spitogatos.
In Athens‘ northern suburbs, rental properties priced below €600 per month attract an average of 281.7 searches and 21.1 enquiries per available listing, highlighting the concentration of demand in the country’s lower-priced housing segment.
The findings are based on Spitogatos data from the first eight months of 2026, covering a platform inventory of more than 650,000 properties. The analysis compares available housing supply with unique property searches and enquiries across different locations and price categories.
Searches measure broader interest in properties with specific characteristics, while enquiries, referred to as leads, represent users taking the additional step of contacting an owner or real estate agent.
Affordable rentals face the greatest pressure
Across Greece, each available rental property attracted an average of 23.38 searches and 2.41 enquiries during the period analysed. Properties listed for sale recorded significantly lower figures, at 11.68 searches and 0.79 enquiries per available property.
In Athens’ northern suburbs, rentals below €600 generated 281.7 searches and 21.1 enquiries per available property. For homes renting above €1,500, demand pressure was up to 42 times lower.
In central Athens, properties renting for up to €600 attracted 20.8 searches and 3.9 enquiries per listing, compared with 4.3 searches and 0.6 enquiries for properties above €1,500. Elefsina, Marousi, Iraklio, Pallini and Chalandri were among the areas experiencing particularly strong competition for lower-priced rental accommodation.
Thessaloniki and the Greek islands show similar imbalances
Outside central Thessaloniki, rental properties priced below €600 attracted an average of 123.2 searches and 5.9 enquiries per available home. Demand was particularly concentrated in areas including Echedoros, Agios Athanasios and Oreokastro.
The imbalance also extends beyond Greece’s two largest urban centres. In the Dodecanese islands, affordable rentals generated 196.4 searches and 22.4 enquiries per property, among the highest figures recorded nationally.
Zakynthos, Rhodes and Paros were also identified as areas facing strong rental demand, alongside regional towns such as Thebes, Alexandria and Agrinio. In parts of regional Greece, demand pressure for cheaper rentals was as much as seven times higher than for more expensive properties.
Buyers concentrate on homes below €250,000
The sales market displays a similar, although less pronounced, pattern. Buyer interest is concentrated on properties priced at up to €250,000, while homes costing more than €550,000 attract substantially less demand relative to available supply.
In Athens’ northern suburbs, properties priced below €250,000 generated 22.6 searches but only 1.7 enquiries per available listing. In the wider Thessaloniki region, searches reached 27.9 per property in the same price category. The Sporades islands recorded 91.4 searches per available property, while the Dodecanese registered 3.6 enquiries per listing.
Spitogatos noted that the difference between searches and direct enquiries may indicate that prospective buyers are interested in available properties but face difficulties proceeding with purchases, potentially because of prices.
