Student housing rents remain high as demand surges ahead of academic year

Parents of students relocating from regional areas to Athens are expected to pay €400 to €500 per month this year to rent a studio apartment (20–30 sq.m.) near major university campuses, according to fresh data from Spitogatos Insights, cited by capital.gr.

Rental prices in areas such as Kypseli, near the Athens University of Economics and Business, now start at around €400, while studios in Neos Kosmos, close to Panteion University, can reach up to €490. Many families may opt for Kallithea, a more budget-friendly nearby district, where rents average €450 per month.

Nationally, average asking rents increased 7.4% year-on-year in Q2 2025. However, Attica showed a 5.2% rise – signaling a potential price ceiling, as affordability concerns among households begin to weigh on demand.

In terms of value, Nikaia offers the lowest cost at around €9/sq.m., translating to approximately €500/month for apartments under 65 sq.m. In contrast, tourist-heavy zones like Mets–Kallimarmaro, Koukaki–Makrygianni, and Kolonaki–Lykavittos are significantly more expensive, ranging from €13 to €16.5/sq.m.

Student housing supply & preferences

Athens leads in student housing availability, with 39% of listings located within the Municipality of Athens. The southern and northern suburbs follow, while Piraeus and its surrounding districts represent just 11% of student housing stock.

Student tenants increasingly prioritize floor level, furnishing, and number of bedrooms when searching for accommodation. There is also growing attention to energy efficiency ratings and air conditioning as part of the decision-making process.

In Thessaloniki, rental prices saw a sharper increase of 10.9%. Lowest prices are found in Stavroupoli and Evosmos at €7.8/sq.m. Highest prices are in 40 Ekklisies–Evangelistria and the city center, reaching €10.7–€11.2/sq.m.

  • Ioannina: €370/month or €9.1/sq.m. (+9.2%)
