2025 closed with a nationwide annual increase of 9.6% in the average asking sale price of residential properties compared with the fourth quarter of 2024, while prices also rose 1.8% quarter-on-quarter. For comparison, the annual increase recorded in Q4 2024 stood at 7.9%, according Spitogatos Price Index (SPI).
In the rental market, average asking rents rose 4.2% year-on-year in the final quarter of 2025, but declined 3.5% compared with the third quarter of the year. It is worth noting that in Q4 2024, annual rent growth had been stronger, at 5.8%.
The most expensive and most affordable areas in Greece
The Southern Suburbs of Athens remain the most expensive area in Greece for purchasing a home, with an average asking price of €4,125 per square metre. They are followed by the Cyclades and the Northern Suburbs.
The top five most expensive regions for buying a home are completed by Lefkada Regional Unit and Chania Regional Unit, where average asking prices reach €2,936 per square metre.
At the other end of the spectrum, the most affordable area in Greece for home purchases is Kastoria, with an average asking price of €532 per square metre, followed by Kozani, Florina, Kilkis and Karditsa.
In the rental market, the Southern Suburbs once again top the list of the most expensive areas, followed by the Northern Suburbs. The Municipality of Athens, the Cyclades and Piraeus complete the top five, with average asking rents of €10.2 per square metre. The most affordable areas for renting a home nationwide in Q4 2025 are Pella, Imathia, Kilkis, the rest of Thessaloniki Regional Unit, and Drama.
Attica: Sale prices up 8.1%, rents rise 4.8%
Focusing on Attica, average asking sale prices increased 8.1% year-on-year, with a modest 1% quarterly rise compared with Q3 2025. Rental asking prices rose 4.8% annually, remaining unchanged on a quarterly basis.
Vouliagmeni remains the most expensive area in Attica for buying a home, with an average asking price of €7,500 per square metre. This represents a 3.9% annual increase, despite a slight 1.1% quarterly decline. It is followed by Voula, Glyfada, Elliniko, and Kolonaki–Lycabettus, where annual increases range between 1.5% and 7%.
The most affordable areas for home purchases in Attica are primarily located in Eastern and Western Attica, as well as parts of the Northern Suburbs and central Athens. Varnavas ranks as the cheapest area, with an average asking price of €1,448 per square metre, followed by Agia Varvara, Patissia, Acharnes, and Stamata.
In rentals, Vouliagmeni also leads as the most expensive area in Attica, with an average asking rent of €21.1 per square metre, up 5.7% year-on-year. It is followed by Kolonaki–Lycabettus, Paleo Psychiko, Voula, and Filothei, where asking rents reach €16.4 per square metre. The most affordable rental areas in Attica are Agios Stefanos, Agia Varvara, Kamatero, Perama, and Spata.
Thessaloniki: Sale prices surge by 12.5%
In Thessaloniki, average asking sale prices rose 12.5% year-on-year in Q4 2025, while rents increased by 6.3%. On a quarterly basis, sale prices climbed 2.3%, while rental prices declined 5.8%.
The three most expensive areas for buying a home in Thessaloniki are Kalamaria (€3,091/sqm), Pylaia (€2,941/sqm) and the city centre (€2,931/sqm), all recording annual increases between 5.5% and 12%. The most affordable areas for home purchases are mainly located in the suburbs, including Kallithea (€857/sqm), Mygdonia (€935/sqm) and Vasilika (€1,117/sqm).
In the rental market, the most expensive areas are the Thessaloniki city centre (€11.1/sqm), Vardaris–Lachanokipoi (€10.6/sqm) and 40 Ekklisies–Evangelistria (€10.0/sqm). The most affordable rental areas are Mikra (€5.1/sqm), Chortiatis (€5.4/sqm) and Oraiokastro (€5.8/sqm).
The strongest annual increases in sale prices were recorded in Stavroupoli (+26.4%), Neapoli (+26.3%) and Xirokrini–Panagia Faneromeni (+24.9%), while in rentals, increases above 20% were observed in Thermi, Vasilika and Mygdonia.
